Is Your Roof Too Old for Insurance? Florida's 2026 Roof Age Rules Explained

Godwin Green Roofing  |  Gainesville, FL  |  License CCC#1329478  |  Updated August 2026
Quick Answer

Florida law protects homeowners from insurance cancellation based on roof age alone. If your roof is under 15 years old, your insurer cannot deny or cancel coverage based on age. At 15 years or older, a licensed inspection can keep your policy in force if the roof has at least 5 more years of useful life. New 2026 legislation also makes it easier to get that inspection.

If you've gotten a letter from your insurance company asking about your roof's age, you're not alone — and you're not necessarily in trouble either. Florida's roof age insurance rules have changed significantly over the past few years, and 2026 brings another round of updates that every Gainesville homeowner should understand before assuming the worst.

The 15-Year Rule, In Plain English

Since 2021, Florida law has protected homeowners from a specific problem: insurance companies canceling or refusing coverage just because a roof is old, even if it's still in good shape.

Here's how it actually works:

  • Under 15 years old: Your insurer cannot deny or cancel your policy based on roof age alone.
  • 15 years or older: Your insurer can require an inspection — but if a licensed inspector certifies your roof has at least 5 more years of useful life remaining, they still can't deny you coverage based on age.

That last part matters. A lot of homeowners rush into a full roof replacement at the 15-year mark out of fear, when a documented inspection might be all that's actually needed.

What's New for 2026

Two related bills — Senate Bill 808 and House Bill 815 — were introduced in the 2026 legislative session and would have expanded these protections further, including broadening who's qualified to perform wind mitigation inspections. Both bills died in committee on March 13, 2026, and did not become law. The Florida Roofing and Sheet Metal Contractors Association (FRSA) has indicated the bill's sponsor plans to bring a revised version back in the 2027 session.

For now, the existing 15-year rule (in place since 2021) remains the current law — insurers still cannot deny or cancel coverage based on roof age alone if the roof is under 15 years old, or if a licensed inspector certifies at least 5 more years of useful life on an older roof.

What This Means If You Live in Gainesville

Alachua County homes run the full range — from decades-old homes in established neighborhoods to newer builds in Haile Plantation and Turkey Creek. If your roof is approaching 15 years old, here's what actually matters:

  • Know your roof's real age and material. A 15-year-old metal roof and a 15-year-old shingle roof are in very different positions — metal is often just getting started, while shingles are closer to the end of their expected lifespan.
  • Get a documented inspection before your insurer forces the issue. Being proactive gives you options; waiting for a cancellation notice does not.
  • Ask about wind mitigation credits. Florida law requires insurers to offer discounts for hurricane-resistant roofing features. If you've never had a wind mitigation inspection, you could be missing savings on your premium regardless of your roof's age.
  • Keep your paperwork. Permits, installation dates, and prior repair records all help make the insurance conversation faster and smoother when the time comes.
